Senior Maintenance Technician

Senior Maintenance Tech will be responsible, under the direction of the Property Manager, for the overall maintenance of the apartment complex(s) and all areas related to the day‐to‐day operations and to assume responsibility for maintaining the physical asset of the property. EPA certification is a must. CPO is recommended, but not required.

Job Responsibilities (includes but not limited to):

  • Responsible for the completion of all maintenance service requests and submittal of completed requests. To include, but not limited to, plumbing, electrical, HVAC, water heater installation, minor carpentry, minor painting, and appliance repairs.
  • Complete make-ready process of vacant apartments as directed by the Property Manager, including coordinating and scheduling vendors/contractors and punching the apartment.
  • Work within budget limits established.
  • Maintain Move In/Make Ready board and PM board.
  • Maintain key logs and key boxes.
  • Maintain HVAC logbook and MSDS book.
  • Ordering of maintenance supplies and paint.
  • Maintain inventory controls for cost effective operations.
  • Maintaining a clean and orderly shop.
  • Schedule and complete the “Preventive Maintenance Program” every quarter per apartment and yearly or as needed for the property.
  • Coordinate special projects as directed by the Property Manager.
  • Supervision of contractors, vendors, and sub-contractors.
  • Assist in monitoring all work being performed by outside vendors/contractors.
  • Responsible for 24-hour emergency maintenance service as scheduled.
  • Monitor and maintain all building systems as assigned.
  • Complete a monthly property inspection. Reporting any maintenance concerns to the property manager.
    Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas, cleaning of the laundry rooms and laundry machines, cleaning of breezeways, and maintaining other areas.
  • Upkeep of the pool, pool area, and pool restroom.
  • Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur.
  • Travel between properties, as needed for grounds work, property upkeep, make-ready, and maintenance service requests.
  • Picking up parts from parts warehouse or hardware store (when emergency or not available from supply vendors).
  • Submit ALL receipts or invoices to the Property Manager within 24 hours.
  • Complete mileage reimbursement form and submit to Property Manager in a timely manner.
  • Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
  • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
  • Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
  • Follow established company policies outlined in the Company Manual and the Company Health & Safety Manual.
  • Keep track of property’s maintenance cell phone. For property use only. No unnecessary applications are to be downloaded on the cell phone.
  • Special projects and other responsibilities as may be determined.

Physical Requirements:

  • This position requires the individual to wear and work in personal protective equipment.
  • This position requires that the individual can lift a minimum of 50 lbs. and can maneuver large, cumbersome equipment and appliances.
  • Must be able to bend, stoop, and climb to reach materials and/or building systems (must be able to climb a ladder at approximately four feet or more in height.)
  • This is an essential position supporting multi-family apartment buildings potentially requiring attendance on weekends and holidays during emergency conditions (any condition that may damage life or property).
  • Must be bondable and possess a valid driver’s license.
  • Must be able to pass a background check and pre-employment drug screening.

Experience:

  • Apartment/Building Maintenance: 5 years (Required)

Ability to Relocate:
